Our fee is fixed and does not depend on how much your home is worth, so in most cases it means a saving compared with that commission. Gathering and verification of the Land Registry extract (nota simple), title deeds, IBI property tax, occupancy certificate, energy performance certificate and the remaining required documents.

What does the service include?

What exactly does the fee include?

The specific services included are:

  • Gathering and verification of documentation (Land Registry formalities, IBI property tax, occupancy certificate, community of owners, utilities, etc.).
  • Publication and marketing: professional photography, writing of the listing, publication on national and international portals and social media.
  • Handling enquiries and viewings: screening of interested parties, guided viewings and follow-up reports.
  • Reservation contract template and penitential deposit contract (arras) drafted by the agency.
  • Notary completion: negotiation, coordination with the notary and conveyancing agency, support through to signing.

Not included: valuation costs, solicitor's fees, the energy performance certificate or Land Registry extracts (nota simple) (borne by the owner, as they are mandatory for the sale regardless of the agent), nor taxes arising from the sale.

Is the fee paid at the start or on completing the sale?

On completing the sale, together with the signing at the notary. There is a small monthly instalment from the signing of the mandate, which serves to cover part of the costs incurred by the management —such as the professional photography shoot or the cost of the property portals—. Those instalments are deducted in full from the final price. You do not pay everything at once or in advance.

What is the term of the sales mandate?

The maximum term of the mandate is 6 months for properties below €500,000 and 12 months for properties above €500,000. If, once that term is reached, the property has not been sold and you decide not to renew, we end the mandate with no penalty.

And if I ultimately do not sell my home, what happens?

If the mandate ends without a sale, 50% of the fee would be settled to cover the management work carried out and the costs incurred (professional photography, property portals, documentation, marketing, etc.). Does the fee cover the energy performance certificate and Land Registry extracts (nota simple)?

The energy performance certificate and the Land Registry extracts (nota simple) are at the owner's expense, as they are mandatory for the sale regardless of the agent. We tell you exactly where to obtain them at the best price.

Do you work on an exclusive basis or can I list my home with several agencies?

The service is provided on an exclusive basis because only then can the strategy be coordinated, the price controlled and duplication across portals avoided. The mandate term is 6 months for properties up to €500,000 and 12 months for those above €500,000, with no penalty on completion. Which areas do you cover?
