The market's usual commission is a percentage of the sale price: the more your property is worth, the more you pay. Our fee is fixed and does not depend on how much your home is worth, so in most cases it means a saving compared with that commission. Not included: valuation costs, solicitor's fees, the energy performance certificate or Land Registry extracts (nota simple) (borne by the owner, as they are mandatory for the sale regardless of the agent), nor taxes arising from the sale.
On completing the sale, together with the signing at the notary. There is a small monthly instalment from the signing of the mandate, which serves to cover part of the costs incurred by the management —such as the professional photography shoot or the cost of the property portals—. Those instalments are deducted in full from the final price. You do not pay everything at once or in advance.
The maximum term of the mandate is 6 months for properties below €500,000 and 12 months for properties above €500,000. If, once that term is reached, the property has not been sold and you decide not to renew, we end the mandate with no penalty.
If the mandate ends without a sale, 50% of the fee would be settled to cover the management work carried out and the costs incurred (professional photography, property portals, documentation, marketing, etc.).
