How much does it cost and when is it paid?

The fees are a commission to be agreed based on the characteristics of your property, and are charged only when the transaction closes, at the signing at the notary. We assess it with you at the first appointment, with no obligation. There are no monthly fees or upfront payments: if your property doesn't sell, you pay no fees.

What exactly does the commission include?

The specific services included are:

  • Gathering and verification of documentation (land registry procedures, IBI, habitation certificate, community of owners, utilities, etc.).
  • Listing and distribution: professional photography, advert copywriting, publication on national and international portals and social media.
  • Managing enquiries and viewings: filtering interested parties, guided viewings and follow-up reporting.
  • Reservation contract template and deposit (arras penitenciales) contract drawn up by the agency.
  • Notary completion: negotiation, coordination with the notary and conveyancer, support right through to signing.

Not included: valuation costs, solicitor's fees, the energy certificate or nota simple documents (payable by the owner, as they are compulsory for the sale regardless of the agent), and taxes arising from the sale.

Do you work exclusively, or can I list my home with several agencies?

The service is provided on an exclusive basis, because that is the only way to coordinate the strategy, control the price and avoid duplicate listings across portals.
